Zusammenfassung
Gegenstand des Beitrags ist eine Methode zur Ableitung von Bodenwerten aus Kaufpreisen bebauter Einfamilienhausgrundstücke. Ausgehend von grundlegenden Modellen der Ökonomie und Psychologie zur Preisbildung wird ein statistisches Modell entwickelt und anhand der Kauffalldaten verschiedener Gutachterausschüsse justiert und erprobt. Damit kann die Datenbasis zur Bodenrichtwertermittlung für diesen wesentlichen Teilmarkt erheblich erhöht und die Qualität der Bodenrichtwerte gesteigert werden. Da das Verfahren ohne zusätzliche Datenerhebungen auskommt und zudem in einfacher Weise programmierbar ist, steht dessen Implementierung in den automatisierten Kaufpreissammlungen der Gutachterausschüsse nichts entgegen. Der vorliegende Beitrag stellt eine Zusammenfassung des ersten von zwei Forschungsbeiträgen der Dissertation von Mundt (2021) dar. In einem Folgebeitrag wird der Bodenwert bebauter Grundstücke im ökonomischen Sinn, also der auf den Boden entfallende Kaufpreisanteil, behandelt.
Summary
Object of this study is a method to deviate land values from purchase prices of developed plots for single-family homes. Based on the findings from economics and psychology a statistical model is being developed and tested on the sales price collections of several Property Valuation Committees. With this approach, the database for the derivation of standard land values can be increased significantly and therewith the quality of standard land values within this important market sector notably improved. Since the method does not build on additional data collection and moreover is easy programmable, it can be implemented in the automated sales price collections of the Property Valuation Committees. The paper presented is a summary of the first of two subjects of the dissertation by Mundt (2021). In a follow-up article, the land value of developed land is discussed in the economic sense, i. e. the purchase price share attributable to the land.
