Summary
Even though the statement that the residential market in Germany is expanding and that the property prices are constantly rising is primarily correct, there are certain areas in this country where real estate property due to the demographic change is difficult to sell. Apart from this difference between metropolitan areas and rural regions there are further discrepancies between the real estate markets in Germany’s larger cities. Taking those individual market characteristics into account the Committees of Valuation Experts need highly-qualified and equipped staff offices and real estate appraisers with special knowledge. Furthermore the Committees of Valuation Experts shouldn’t be afraid of approaching bold and new issues and derive, maybe in cooperation with real estate agents and external appraisers, current market data to display the real estate market realistically.
