For a practical application of the standard value method in context of the market value determination according to Federal Building Code (BauGB), conversion factors and index series are needed to expertly perform qualitative or economic adaptations to purchase prices or standard ground values. How are these adaptation components defined and how are they market-compliantly derived from purchase prices and subsequently applied? This article shows essential correlations in this regard. Only if valuation expert committees publish local conversion factors and index series, the policies of market value standards (VW-RL) can be practically implemented.
